Riverfront Property Sold to Developer

A large portion of the east side of the riverfront downtown has been sold to CF Development out of Madison. Craig Frank, owner, has presented preliminary plans for residential development along that stretch of the riverfront.

Lokre Development and Samuels Group, Inc. build LEED Multi-Story Office Building

LEED-certified office building

Unveiled in the spring of 2008, Wausau’s first LEED-certified multi-story office building was unveiled high atop 17th Avenue overlooking Greater Wausau and Rib Mountain. Located at 311 Financial Way, the office building also known as 311 is a 42,000 square-foot building with three floors. Currently the top floor is fully leased with the Samuels Group, Inc. and Stone Office Group. The remaining two floors equaling approximately 11,000 square feet each are currently available for lease.

"The state of the art facility offers tenants many efficiencies such as a special raised floor system that allows the air flow of the buildings heating and cooling system to run below the tenant’s space," said Victor Anderson of Lokre Development. "This type of flooring system offers tenant’s flexibility in placement of where their heating and cooling grills are placed. Additionally this type of floor system allows all data, telephone, water and electrical to be run under floor and easily accessible for future changes to the tenants space."

As part of the buildings LEED-certification, construction and design included the use of High end low E glass a reflective tinted glass that stretches from deck to deck. The lack of ducts and cabling in the ceiling allow greater usage of daylighting in the building through the use of this type of window. Construction also included the use of a highly efficient HVAC system which recirculates air rather than continually tempering outside air. The combination of the raised floor air circulation system and high E HVAC create excellent indoor air quality that is good for employees and offers a more productive work environment.

"311 is truly a remarkable office building, not only does it have excellent views but it was built to be sustainable using innovative and GREEN construction techniques making the building environmentally responsible and also offering a more productive, healthy and efficient work environment for its tenants", says Victor.

Development Center Update

The former incubator is available for sale, located at 1300 Cleveland Avenue in the heart of Wausau.  The 70,000 sq. ft. building is on 7.43 acres.  The building has been appraised at $862,000.  For more information call 715-261-6680.

•Truck center is now open
Mid-State International Truck center is now open in the Wausau West Industrial Park on Packer Drive. The facility moved from Sherman Street as a result of the Hwy. 29/I-39 Interchange reconstruction. The new building is located at 6335 Packer Drive and is visible from Hwy. 29. Services offered include new and used truck sales, service, parts, Idealease and Jerr-dan.
